K.I.S.S.

Keep. It. Simple. Stupid.  Love it!  If you follow this you will be the man (or woman)!  In real estate, some of the hardest decisions are the simpliest.  What? How? Hardwoods vs Carpets.  Deck vs. Patio.  Cost vs. Value.  How do you choose?  It can be tough.  One thing I have learned and DEFINITELY still learning is to set the budget EARLY and STICK TO IT.
Keeping it simple kept it simple.  Funny how it makes sense.  The project we will feature this week was/is exactly that.  Location was perfect.  So we had that as a HUGE advantage.  We had square footage.  HUGE advantage.  We had a plan.  HUGE advantage.  We had a renter before starting the work! HUGE advantage.

The cool thing about our projects now are that we have a list of people waiting to RENT anything we put on the market (without seeing the finished product first).  We take a product that someone has destroyed or mistreated and make it OUR own.  People are starting to realize our product is superior to ANYTHING on the market.  Test me!

Fun Day with the Investor

I had a great time today with an investor from Cali.  Hopefully, we can put together a strong offer to purchase another dianmnd in the rough.  We'll see.  Another wet day.  Another great day to check the roof and elevation!  I'm quite tired of it actually.  My goal is to have pics posted by the weekend.  We'll get this train rolling soon enough.

Rainy day = roof leaks = Informed DECISIONS

What better day to look at real estate than after getting 3 inches of TS Ida poured on you?  If I would have watched the weather and NOT have wore a suit, I would have previewed more properties today.

Tip# 341.  GO look at potential properties when it rains.  Don't ask questions (yet).  Just do it.  Rain can tell a HUGE story.  Same way it did to Noah. 

It amplifies any run-off or foundation issues.  It amplifies the angle of pitch surrounding the foundation (landscape).  It amplifies any roof leaks on the interior.  It amplifies your ability to make an informed decision on if the investment can MAKE YOU $$$.  See, this isn't rocket-science.  It's taking what mother nature gives you and using it to your advantage.  Thank you Mother N. 

Guys, taking the extra step will put you ahead of 90% of investors in real estate.  Reading books are great.  Really.  Great.  But out of ALL of the investment books I've been through (and I like A. Montelongo) none have never mentioned ANYTHING about checking a property during or immediately after rain/storms.  Why not?  It's free.  It cost you nothing but a little time to make a very informed decision.  Did I mention it's free? 

I know.  You are looking for a quick hit homerun.  We'll get there.  Let's set the base first.  You gotta touch four in baseball before you even score! 

I will introduce a property soon.  We are currently working on it and I am trying to come up with the best way to share it with you.  I want to make it elementary for you WHEN most try and make it seem you need a PH.D.  You don't.  I don't.
